Data Centres
Greystoke has one of the largest portfolios of data centre projects in the UK. Our projects include:
Humber Tech Park

-
Outline planning permission granted in August 2024 and reserved matters underway.
-
384 MW AI data centre project in North Lincolnshire
-
Within the proposed Northern Lincolnshire AI Growth Zone
-
£3 billion+ inward investment
-
370 operational roles, with average salaries of £50,000+
-
Significant investment in local community infrastructure
-
Funding for sustainable transport and other community benefits
Humber Tech Park is the UK’s first dedicated AI training data centre to receive planning approval. The project is located near Killingholme in North Lincolnshire. The region benefits from over 10GW of local generation, including 2.5 GW of offshore wind, one of the UK’s most advanced carbon capture projects and grid connections.
The approved development sits on 200 acres of flat land proximate to Killingholme substation and the South Humber Bank. The location has multiple fibre and power entries to the site. The project comprises approximately 3,000,000 (GEA) of space divided across three buildings. The data center site and substation will sit in a new ecological and biodiversity improvement area. They will be adjacent to a greenhouse which will benefit from the waste heat produced by the servers.

Humber Tech Park forms part of the proposed Northern Lincolnshire Ai Growth Zone.
Abbots Langley Data Centre

-
96 MW data centre project next to the M25 motorway in Hertfordshire
-
£1 billion+ inward investment
-
260 operational roles, with average salaries of £50,000+
-
£12 million set aside for local education and training
-
On site education and training centre
-
New publicly-accessible landscaped country park the size of 25 football pitches, on land which is currently private
-
Secretary of State called in planning appeal
Abbots Langley Data Centre is a cloud data centre located within the Hemel Hempstead Availability Zone. The Hemel AZ is a core and growing part of the London Availability Region and is located approximately 30km from Slough.
The development borders the M25 motorway near the village of Abbots Langley in North West London. The location has multiple fibre and power entries to the site and comprises approximately 900,000 sq ft (GEA) of space divided on two separate floors across two buildings. The data center site and substation will be protected by perimeter fencing and a gatehouse.
The development includes a large new public park for the benefits of local residents.
West London Technology Park

-
90 MW data centre project next to the M25 in Buckinghamshire
-
£1 billion+ inward investment
-
230 operational roles, with average salaries of £50,000+
-
Ideally positioned on the UK’s long–haul fibre network
-
Degraded land next to Iver substation and West London Industrial Estate
-
Secretary of State called in planning appeal
West London Tech Park is a cloud data centre campus. The project is ideally located in both the Slough and Hayes availability zones. Slough is Europe’s largest cluster of data centres and hosts all of the hyperscale customers.
West London Technology Park sits directly south of Iver substation and is located on a landfill site between the eight lane M25 and the West London Industrial Estate.
The development contains two data centre buildings of 775,000 sqft (GEA) alongside a substation and district heating network. The site has diverse fibre and power cable routes on site.
Green spaces will cover the majority of the site area and the two carefully-designed buildings will be almost entirely screened by trees and landscaping.
